A proposed downtown microbrewery may move to a new location in a vacant factory building on West North Street.

Developers have a contract on a series of properties across the street from the Ohio Valley Surgical Hospital. Those properties include 109 W. North St., which was part of the former Metallic Casket Co. campus; the former Barrett Brothers building, 110 W. Columbia St.; and a house at 102 W. Columbia St.

The brewery is aiming for a summer 2016 opening.

Developer Kevin Loftis and his business partners scouted several old buildings downtown, including the former Springfield News-Sun building, but couldn’t find a property to fit their needs, he said. They then planned to build a new structure, but as the price continued to climb, they decided to pursue the complex across the street.

“We decided we’d rather go with something that has more future value,” said Loftis, who earned a brewing studies diploma from the Siebel Institute of Technology in 1997. “It has three stories and is something we can grow into.”

The deal isn’t finalized and developers are still performing due diligence on the site, Loftis said. As part of the proposed development plan, the grey house located next to the former Ringside Cafe and the one-story buildings between the planned brewery and the former Barrett Brothers site would likely be demolished.

The plan is to introduce four to five flagship beers at the microbrewery, which would eventually include a tap room and outdoor beer garden. In the future, the brewery could include event space, Loftis said.

Developers plan to distribute the beer in a similar model to microbreweries in the region, such as Yellow Springs Brewery and Warped Wing Brewing Co. The brewery has yet to be named, Loftis said.

City commissioners recently changed the city’s codes to allow for micro-bottling and tap room operations for existing or new structures in central business districts with certain conditions.

About $400 million has been spent downtown on big developments over the past decade, including the new $250 million Springfield Regional Medical Center. The Bushnell Building, Ohio Valley Surgical Hospital and its medical office building, and the Clark State Community College Hollenbeck Bayley Creative Arts and Conference Center are other major developments.

Springfield brewery aims to bring new life to downtown

SPRINGFIELD, Ohio (WDTN) — A new brewery is beginning to take shape in Springfield.

Kevin Loftis, Head Brewer for the new brewery, says the city is the largest in Ohio to not have a microbrewery.

“This is the right idea for Springfield. The timing is right. And that we all embrace that it needed to be downtown.”

The brewery–which will be located between North and Columbia Streets–has yet to be named.

Loftis says they’ll have five to six beers on tap year-round. They will also have one or two seasonal beers.

The microbrewery renovation comes at a cost of $2 million. Loftis says $1 million is being spent for renovations with the remaining funds going toward brewery equipment.

Loftis says the history of the building will soon come alive.

The building once was home to the Springfield Metallic Casket Company.

“We’ll spin it on its head, 200 years later.”

Many of the metal and pine caskets were used in the Old Columbia Street Cemetery–less than a hundred feet away from where you will soon sip a brew on what will be a biergarten.

An artists’ studio will soon go next door. It’s another gauge for downtown growth.

“My model is 90 percent off site distribution.”

Bada Bing Pizzeria owner Jason Hague tells me he’s hoping to tap into their success.

“Downtown might be that opportunity. We took a risk. And so far it’s working for us very well.”

They’ve recently expanded to selling beer at the restaurant.

“So when these guys open, we’re really wanting to get their beer in here as well.”

As for the brewery–Loftis hopes to open by May of next year.

Game-changer’ brewery applies for liquor license

The new brewery proposed for 109 W. North St. in downtown Springfield has filed an application with the Ohio Department of Commerce Division of Liquor Control for a license to brew, serve and sell beer.

The application, filed Feb. 10, represents another sign of progress for a $2.5 million project that Center City Association Executive Director Bill Harless called “a game-changer for downtown” when plans first emerged in March 2015.
Kevin Loftis, one of the brewery’s founders, said today that he is shooting for a late-May opening, depending on the timeline of obtaining federal and state licenses and permits.

With an eye toward irony, the brewery will be called “Mother Stewart’s Brewing Company,” named for Eliza Daniel (“Mother”) Stewart, one of the leaders of the temperance movement in the Springfield and Xenia area in the late 1800s, Loftis said. She is buried in Springfield.
The project received a 10-year, 60-percent property tax abatement from the city of Springfield in September 2015. Developers will spend an estimated $1.3 million on building improvements to the space and $800,000 on equipment, according to public documents.
Loftis and his father Tom Loftis have been spearheading the project. Last September, Tom Loftis told the Springfield News-Sun that four to five flagship beers will be introduced at the microbrewery, which would eventually include a tap room and outdoor beer garden. In the future, the brewery could include event space, developers said.
The brewery is expected to have about four employees the first year and about seven by the end of the second year with an annual payroll of about $200,000.

Kevin Loftis earned a diploma in brewing studies from the Chicago-based Siebel Institute of Technology in 1997.
A vacant building being put back into productive use will be a good project for the community, particularly the downtown area, Deputy City Manager Bryan Heck said in September.

The building isn’t done I’m sure once they have it done a website and.etc will be put in placei would hope

It seems weird to wait on the online presence these days. Most brewers have at least a social media presence at this point and a website under construction, perhaps. There’s no need to wait for the building.

Hell, a lot of brewers have the online presence way too far in advance and never end up seeing the light of day as an operation.

An open building doesn’t do much good if no one knows about it.
